BUYWI$E™ $499 Flat Fee Service

Our BUYWI$E $499 Flat Fee Service helps our Buyers avoid paying a Buyer's agent sales commission traditionally included in the selling price of the home. When using the BUYWI$E Flat Fee Program our purchase agreement shows zero commission to be paid by the Seller to us as your Transaction Broker. This along with our pro-consumer purchase agreement improves your odds substantially on us getting a better deal on your home when compared to using a traditional commission based realty service. Traditional Buyer agents work for a commission paid from the proceeds of the sale which is normally thousands of dollars depending on the commission and the selling price of the home. Included with this service is a Comparative Market Analysis (CMA) on the home you plan to purchase.

 

When you sign up for this service your Flat Fee is placed in a separate escrow account. If we are asked to provide you extensive counseling concerning the purchase of a certain home we charge a fee of $75.00/hour. Normally there is not any additional charge. BUYWI$E™ Move-In For $500 Service
Use this service and negotiate to buy practically any Tennessee home that's listed on Realtor.com with a total cash investment of $500. This service is designed to help Tennessee homebuyers buy their home affordably. Most home Buyers who choose a home that meets minimum property standards and have acceptable work and credit history are eligible. We assist you from start to finish starting with helping you obtain pre-approval for financing, teaching you how to shop for the right home in the right neighborhood and negotiating the purchase of your home to move in with a total cash investment of $500. Our low real estate fees combined with using private and federal programs is what makes this program work for our Buyers throughout the state. Using this service makes homeownership with a total cash investment of $500 a reality for most any Tennessee home Buyer NOT just a dream. You do not have to be a first time homebuyer to be eligible for this program.

 


 

BUYWI$E Pay To Save

Use this service to negotiate the best purchase price on any Tennessee home listed on Realtor.com. This unique service puts you in control by paying us as your Buyer Broker a flat fee of $100 for every $1,000 we are able to negotiate off the published list price of the home you choose to purchase. If we save you $10,000 our fee is $1,000 payable at closing. If we are unable to save you an acceptable amount of money off the listing price you are not required to accept the Seller's counter offer. All we ask is that you be pre-approved for financing before you start shopping. When you sign up for this service you are required to make a $500 deposit into a separate escrow account. If for any reason we are not successful in completing negotiations or for some reason all the contingencies built into the contract cannot be met by the Seller, your $500 deposit is returned to you along with any earnest money deposit you may have submitted. 

Important Note: Normally we go into negotiations expecting to save you 7.5-8.0% off the list price of a typical listing, but until we complete negotiations we cannot calculate how much we can save you. This service is available statewide.
 



BUYWI$E Home Buyer Coaching

Use us as your home buying coach for free. As we are not directly involved in the transaction when you use us as your coach we can be an unbiased third party. This service is designed to give additional help to home Buyers working with a local real estate agent. Initially, we assist you as a Buyer to get pre-approved for a loan. Then we advise you on the best ways to shop for the right home in the right neighborhoods. Once a home is selected we give you some tips on negotiating the best overall deal. This service gives you as a Buyer access to our 15+ years of experience as a Buyer's Broker and Realtor® in Tennessee at no additional cost to you. Our coaching service helps home Buyers work through all sorts of problems from understanding encroachments to clarifying loan terms to creating a backup contract. This service is available to home Buyers statewide when a professional Realtor® is used that we refer you to.

A. While we don't recommend purchasing another home prior to closing on your current home you can certainly shop.
