By using our flat fee listing service, you can avoid paying any listing-side commission regardless of the price home you have to sell. You get the same Realtors' Multiple Listing Service marketing power offered by the full service real estate companies in your area. When a Buyer's agent shows your home they know in advance that they will be paid the commission you offer in your listing agreement if they sell your home. If you find a Buyer for your home before one of the Buyers' agents procures a Buyer, you pay NO Buyer's agent commission. If you need additional help we will prepare your Buyer's purchase contract and monitor your pre-closing and closing details for you for an additional flat fee.  When you use the $599 Deluxe Flat Fee Listing Service your home will be advertised on Realtor.com with up to 6 photographs and expanded text that includes your contact information. In addition to Realtor.com we advertise your home on several regional sites and MSN's Home Advisor.com.

Note: This service is not restricted by the price of the home. We can list your home in any of the 60+ Tennessee counties we serve. For example: One Seller who used our flat fee service estimated she saved $37,000 after paying a Buyer's agent commission when selling her $1.25 million dollar home in Davidson county.

If you list your home with a full service real estate company and are still not successful in selling your home we will re-list your home at no charge and give you credit for the number of days you had left on your original listing agreement with us. To re-list your home using our flat fee service you will need to contact us no later than 7 business days before the expiration date shown on our listing agreement. We only re-list one time without charging a $150 re-listing fee.

Q. What do we do different than other real estate companies?

A. We concentrate on providing programs that give more negotiating and marketing power to Tennessee real estate consumers. Our SELLWI$E™ & BUYWI$E™ Programs are not available through any other real estate company in Tennessee. We have a policy against double dipping on the real estate listing commission - meaning we do not try to earn a listing commission and selling commission on the same property. We use the internet and other technology to make home buying and selling more efficient so we can pass those savings in time and money on to you as our Buyer and/or Seller. Our listing-side commission never exceeds 1% of the selling price. We believe in offering a competitive commission to Buyer agents who procure a Buyer for the purchase of our Sellers homes, but if you as our Seller procures a Buyer we don't feel you should pay a Buyer's agent commission.

 

Q. Can we combine different services that your company offers?

A. We have carefully designed each service to work as explained. We cannot usually change the offer to include any more or less than we state. We will be happy to develop a customized home buying and/or home selling program for you.

Q. Will my home be listed in the Multiple Listing Service (MLS)?

A. Yes, all of our listings are listed in the Local Board of Realtors  MLS. We currently cover 60+ Tennessee counties.

 

Q. Can I search for my next house while my current home is being marketed by your company?

A. While we don't recommend purchasing another home prior to closing on your current home you can certainly shop. Our website allows you to search thousands of listings any time you please on Realtor®.com and several other Web sites that we have already linked for you. Many of these sites allow you to shop for homes anywhere in the country.

Q. Can other Realtors show RDH Services LLC listings?
A. Yes. All our properties are listed on the multiple listing service (MLS) and are available for all Realtors to show. In Florida a Flat Fee Broker told us that Buyer Agents loved to show their homes as it was believed the Seller would be more negotiable since they had substantially less marketing expense and the Buyer agent was guaranteed his or her commission as stated in the MLS Listing Agreement. 

Q. How are most homes sold?

A. Statistics show "For Sale" signs in the front yard combined with the multiple Listing Service (MLS) are the two most important factors that will sell a home.

 

Q Is your business a For Sale By Owner Company?

A. All real estate is sold by the owner. We are 100% focused on providing you the best real estate services for the lowest cost in Tennessee whether you are buying or selling. Our selling services allows you as a Seller to keep a larger portion of your equity from your current home. Our home buying services offer opportunities for our Buyers to buy more home for less money. Unlike traditional real estate companies we do not work solely off a commission. We do not bundle our real estate services into "one size fits all". Q. Do all MLS Listings appear on Realtor.com

A. Majority of them do. Approximately 4 million nationwide. All of our listings do unless the owner specifically doesn't want it. We have never had that request.
